Are You Staying Warm?

There’s a nip in the air and flurry activity as you get ready for the house full of people you’ll be hosting for the big Seahawks game.
Call Gary’s for regular maintenance—before an emergency—so you can enjoy your company instead of stressing.
That’s when it happens: all of a sudden your house is cold. Too cold! You turn up the furnace and nothing happens. If you’d wanted cold, you would have gone to CenturyLink Field. It’s time to call for help.
In the winter when your furnace is most in demand is also the time when problems will arise, explains Kyle Scott, an HVAC technician for Gary’s Plumbing & Heating.
Furnace units last on average from 10 to 20 years, so if your heating unit hasn’t had regular maintenance in the last few years, or you’re noticing some unusual behavior from your furnace, it’s time to get it checked out.
Call Gary’s if you notice any of these things happening with your unit:

Inflated Energy Bills

Was your last heating bill much higher than what you expected? This might mean your furnace is working overtime and it’s costing more money in energy bills. An overworked unit may fail more quickly as well, so an inflated energy bill may be your early warning sign that it’s time for a checkup.

Cycling

Perpetual cycling could be a sign of a malfunctioning thermostat or something else—either way, you don’t want a failed furnace spoiling your holiday gathering.
Gary’s technicians will give customers a final price up front before starting work.
If your unit is continually kicking on and shutting off, this is cycling.
Scott explains this could be a safety measure on the part of your furnace: “The unit could keep shutting off because something is wrong.”
Don’t take a chance that something really is wrong, and call an experienced tech to come and examine your unit.

Continual Thermostat Resetting

This might be a simple solution such as replacing the batteries in your thermostat. Not all thermostats have a low battery indicator, Scott says. One morning you may wake up to a cold house because the battery died and your thermostat can’t “talk” to the furnace.
Another solution might be changing out the filter. When the filter gets dirty it restricts air flow to the furnace, and not enough air flow causes the unit to overheat. If that happens, the unit will shut off when it needs to cool down.
Whatever the cause, if your thermostat keeps resetting, it’s time to call a professional.

Heat Exchanger

Gary’s techs can examine to see if the heat exchanger or burner is operating improperly. A compromised unit can cause carbon monoxide poisoning and is a very serious issue. “This is the biggest safety concern,” Scott says.
As the heat exchanger ages, the tubular steel plates inside the exchanger can crack. When this happens, dangerous exhaust containing carbon monoxide can mix with the fresh air circulating into the house.

Pilot Light

If your pilot light is not staying lit, this calls for an inspection of a certified tech. Most newer furnaces have an electric ignition, Scott explains, and the ignitor typically burns out after five to seven years.

6 Spring Plumbing Tips: Keep the Plumbing Up and Running!

Finally, spring is in the air. Time to start those spring cleaning and gardening projects. But the wind, rain and cool temperatures may have impacted your water systems... Here are some areas to check around your home!

1. Outdoor Faucets -- Did you leave the hose connected to the outdoor faucet this season? The changing temperatures can cause expansion in the plumbing lines, which may cause them to crack or break. That means you may need a new outdoor hose bib. Additional leaks could also occur and potentially cause extensive water damage to your home. It’s worth taking a look to make sure everything is still in proper condition. If you find that something isn’t right, the Gary’s team can get it taken care of.

2. Leaks -- Slow leaks can and do occur. We’ve got tips for you to monitor this! Read your water meter prior to bedtime. Check the meter again when you wake up. If no water was used, the reading in the morning will be the same as the night before. However, if the meter has changed, you may have an outdoor or an indoor leak. Our team at Gary’s Plumbing and Heating can help you figure out this mystery!

3. S ump Pumps -- Spring is here! That means plenty of rain. Heavy spring showers may cause flooding, due to extra stress on your sump pump. Run a test on your pump by pouring a couple of buckets of water into the unit. If the unit keeps running and don’t automatically shut off, there may be a problem. If your sump pump seems to be having difficulty, give Gary’s a call to avoid a greater problem.

4. Hot Water Heater -- Once a year, your water heater should be serviced. This includes draining it and checking to make sure everything is running smoothly. Doing this will increase its effectiveness by clearing out any sediment that has gathered in the tank. Examination is important, especially if a hot water heater more than 10 years old. An un-managed water heater could go out on you and even cause damage to your home. Gary’s team can service your hot water tank for you if it is hard to reach or you are uncomfortable with this kind of task.

5. Air Systems -- Now is the time for an inspection of your air conditioning system before the warm weather hits. Hoses and filters need to be cleaned and cleared of dust and allergens. It is important to make sure everything is clean and working properly so that you will have your air conditioner when you need it most. Remember, maintenance is far less expensive than a full blown break down! Gary’s can help you make sure your system is working when you need it most.

6. Furnaces -- Have you had your annual furnace service and inspection yet in the past year? What about a filter change? 4 Steps to Winterize

1. Insulate -- Not only is insulating pipes energy efficient, but it can save pipes from freezing. Exposed pipes are vulnerable to freezing temps, so insulation products found at your local hardware store can prevent damage.

2. Disconnect Outside Lines -- Detach and drain outside hoses. Shut off water to hose bibs not used in the winter.

3. Always Keep a Warm Home -- We understand, you want to get away! But your plumbing lines need warm air circulating. So, keep the air temperature above 50 degrees and even open up the cabinets in areas that get chilly.

4. Run the Faucet -- If you keep the faucet open a bit, you may prevent the pipes from freezing or even bursting. Running water can help prevent freezing! Did you know a small crack in a pipe could leak up to 250 gallons of water in a day? So, try turning on the warm water a bit.

5 things you need to know about plumbing leaks

1. Water Pressure - You want to have the proper water pressure, not too high and not too low. A water pressure reducing valve can save water and can save you money in three ways. First, by reducing energy needed to run the water through your systems, possibly as much as 30%. Secondly, water gushing out of the faucets is most definitely wasting water. Lastly, when wastewater treatment loads are reduced, cost benefits can accrue for both the environment and your bottom line.

2. Leaking Pipes - You may not always know what's right, but you can usually spot what's wrong. Take the time every once and awhile to inspect your pipes. If rust or lime is depositing on them, this may indicate a leak is starting. If this is occuring, contact Gary’s Plumbing and Heating to address the problem. By performing an occasional inspection you could stop a small problem before it turns into a large and expensive one. Leaking pipes can damage floors and belongings and become much more costly than if the problem was detected early. You can look at the pipes in your basement and have no idea what you're looking at, but if you see rust, buckling or drops of water, you'll definitely know something's wrong.

3. L eaking Faucets - A faucet is a mechanical thing, so eventually it's going to leak. Some people like the faucet that's already there, even if it's older. Many prefer to install a new one. There is a point at which the faucet is so old and corroded that it will be difficult to get parts for it. A lot of the time, it's simply cheaper to install a new one. We’ll happily assess the problem for you, and make recommendations for you accordingly.

4. Leaking Sinks - Do you have a pack rat situation under your sink? If so, time to organize that sucker! Sinks can easily spring a leak. So, make sure you attend to that area by keeping it organized and sneaking a peek for drips every once in a while. Save yourself a headache and a potential mess.

5. Frozen Pipes - You know how temperamental our weather can be. Our winters can see the thermostat stay below freezing. When the outside temperature reaches below zero, any standing water in your plumbing system will freeze and expand, which strains joints and can lead to leaks when the water defrosts.

A Way to Help Prevent Leaks - There is a range of different techniques you can use to prevent your pipes from freezing and leaking, but one of the simplest and most effective is insulating them. You can do this yourself, although it might be a bit of a long process for a layperson. A specialist contractor may be better-equipped for the task. Our team can do this for you!

Our dishwasher does not drain completely. What is the problem?

What’s the difference between conventional water heaters and tankless?

Conventional water heaters are by far the most common type of water heater in the U.S. today. They range in size from 20 to 80 gallons (or larger) and are powered by electricity, natural gas, propane, or oil. Called ‘storage’ units, these water heaters transfer heat from a burner or coil to water in an insulated tank. The down side to a conventional water heater is that energy is consumed even when no hot water is being used.

Tankless water heaters do not contain a storage tank like conventional water heaters. A gas burner or electric element heats the water only when there is a demand for hot water.

Traditional: Traditional water heaters are designed to heat and store water in a tank, usually 40 or 50 gallons at a time. When someone in your home takes a shower or bath, the pre-heated water stored in the tank flows to the point of use. The tank is then filled again with new water from your water source. This new water is heated and stored, and the cycle continues.

Tankless: A tankless water heater heats water only at the time it is being used, instead of storing pre-heated water in a water tank. Therefore, the energy needed to heat the water is only consumed at the time and for the duration that the water is in demand.
